Subsidence happens when the ground beneath a property begins to shrink or shift, pulling down the building’s foundations with it. This is most commonly triggered when soils lose moisture during extended periods of hot, dry weather. Trees and shrubs planted close to buildings can make the problem worse, as they draw additional moisture out of the ground.

The release of the ABI’s latest figures follows confirmation from the Met Office that spring 2025 was the warmest on record across all four nations of the UK. These hotter, drier conditions increase the risk of subsidence, and it is likely that more households will feel the effects as weather patterns continue to change in the years ahead.

Spotting the warning signs early can help homeowners take action before problems escalate. While not every crack in a wall signals subsidence, certain types of damage are more concerning. Cracks that are wider than 3mm – about the depth of a £1 coin – should be treated with caution, especially if they are diagonal in direction, wider at the top than the bottom, and visible both inside and outside the property. Other red flags include internal doors and windows that suddenly start sticking without explanation, or wallpaper that begins to ripple, tear, or crinkle in areas unaffected by damp.
